What happens if i dont have a epc

Remember the EU, …. The long and short of it is that an EPC is currently required. It does this by issuing a certificate showing the energy rating together with recommendations on how to improve it. I wonder what the Greeks or Italians have done about it? The reality probably Zilch! The abolition of the HIPs has thrown some landlords into confusion. So where does this leave me.

The law is clear in that it states from the 1st of October landlords must provide an EPC free of charge to prospective tenants at the earliest opportunity and must provide a copy of the EPC to the person who takes up the tenancy. The purpose of the EPC is to show prospective tenants the energy performance of the dwelling they are considering renting.

Potential buyers or renters will be pleased to know that they are having a lower impact on the environment, but also lower energy bills, and, of course, potentially having less work for them to do in the future.

When did you purchase the property? Any sale in quite a few years now needed one as part of the pack, and the EPC lasts for 10 years on the property.

Comment Post Cancel. Sam your a star! Found it! Thanks Again Steve. If you get a chance, explain to tenant verbally, not in writing.. Good luck: You will, eventually, evict, one legal way or another. What artful says. I always let the council know about eviction for arrears, asking the council to help. The council are well aware that some tenants use this 'trick' as a way of attempting to jump the housing queue. Bear think the opposite of me on almost every subject.
